It is important to find the best financing package to make your dream home a reality. Here are some options to choose from:

Fixed Rate Loan
This is a great loan option for you if you plan to be in your home for a number of years and want the same monthly payment. We offer a variety of loan term options as well. This type of loan protects you from rising interest rates and will especially benefit you if you plan to stay in your home for a long period of time. Our fixed rate loans may require as little as 3% to 5% down, depending on the product. These are a great option for borrowers that have down payment capabilities.

Adjustable Rate Loan
If you are looking for lower initial monthly payments, this type of loan is for you. This type of loan includes an interest rate cap that sets a limit on how high your interest rate can go. It also offers flexibility if you expect future income growth or if you plan to move or refinance within a few years.

Veteran Affair (VA) Loan
This loan is available to veterans of the armed services, active-duty personnel, reservists, and their spouses.

USDA Loan
Home financing for moderate income families living in eligible rural communities. This loan provides 100% financing (potentially closing costs as well) and a fixed, 30 year interest rate. This product is great for borrowers with no down payment capabilities. There are income and location requirements, so check with a real estate lender if you might qualify.

First-Time Home Buyers Loan
This loan is offered through the Iowa Finance Authority and Minnesota Housing Finance Agency. Both agencies offer affordable, fixed rate mortgages for a purchase of a primary residence in Iowa/Minnesota. They also offer down payment assistance and a Military Homeownership Assistance Program. There are several requirements for these products including household income and purchase price, so check with a real estate lender if you might qualify. Bridge Loan
Provides financing to purchase a new home before your existing home is sold.

Construction Loan
While you’re building your dream home, we can arrange the financing during this phase as well as when it is completed.

Other Loan Options:

On-site Wastewater Assistance Program (OSWAP)
This type of loan provides assistance to Iowa homeowners not served by a public sewer. Homeowners may obtain a low-interest loan through First Citizens for the replacement of inadequate or failing septic systems. According to Iowa law, all septic systems, regardless of when they were installed, must have a secondary wastewater treatment system following the septic tank. Alternate Energy Revolving Loan Program (AERLP)
First Citizens partners with The Iowa Energy Center to offer a zero interest financing program that encourages the construction of renewable energy production facilities in Iowa. Tips to Remember:
Complete the FAFSA first.
The first step in applying for financial aid, which includes federal student loans, is completing the Free Application for Federal Student Aid (FAFSA). The FAFSA is a free form provided by the U.S. Department of Education that may be completed without professional assistance via paper application or online at www.fafsa.gov. In your award letter from your college, the financial aid office will inform you of your eligibility for federal student loans.

Work with your college financial aid office.
Contact the financial aid professionals at your college or university to explore and exhaust other sources of federal, state and/or institutional financial aid before seeking a private student loan. Accepting a private loan before using other types of available aid may decrease your eligibility for federal, state and institutional aid.
